New build and flow

In Nuenen, 78 existing homes were sold in the first quarter of this year. That is quite a number, especially when you know that the supply is very meagre. As in the region as a whole, Nuenen is experiencing a shortage of housing. This drives up prices and means that many people are unable to realize their residential dreams. It is therefore all the more unfortunate that the ‘hassle’ surrounding the access road to the new residential area of Nuenen-West is threatening to jeopardize the progress of the plan. After all, new construction – on which everyone agrees – is the only way to broaden the supply. This will create more relaxation in the market and prices will hopefully become friendlier. At present, at least half of the homes sold in Nuenen are sold above asking price; only for detached houses is that percentage lower.

New construction leads to better flow. Recent research shows that 70% of new-build buyers leave behind another – usually cheaper – new-build home, which can then be bought by a first-time buyer, for example. Almost half of new-build buyers move within three kilometers of their old home, so usually within their own municipality. Only 10% move further than 30 kilometers. Buyers of new construction often come from the following household types: Child and Career, Modal Buying Families, Good City Life and Young Digitals. Great designations, I think, you can often see the target group right in front of you then. New build buyers are more likely to have a higher education and a higher income. Families, too, are more likely to choose new construction.

As a real estate agency we have done additional research into the origin of movers in our region and in the municipality of Nuenen about 40% of the buyers come from Nuenen itself. About 35% come from Eindhoven, about 3% from Geldrop, 2% from Helmond, 1% from Veldhoven and the rest from all other municipalities. If we look at the type of buyer, then approximately 45% are first-time buyers, 45% are transferors and the rest are investors and expats. These are percentages related to 2020. The influence of investors on the market appears, even in the other municipalities, to be relatively small. All the more reason to focus on the smooth progress of new construction. Because with the current supply, the dynamics of the housing market will continue to decline and prices will continue to rise.
